A new roof, priced in writing, done in days.
Tear-off, new underlayment, new roof, full cleanup. Nick scopes it in person and hands you one written number — no showroom markup, no financing games.
When it's time to replace
A Fresno roof takes a beating: 100-degree summers cook the underlayment, winter storms find every weak spot. If you're repairing the same roof every year, seeing granules in the gutters, or your tile underlayment is 20 years old or more, a replacement usually costs less over the next decade than chasing leaks.
- Composition shingle roof replacement (architectural and 3-tab)
- Tile roof underlayment replacement — lift, re-felt, re-lay your existing tile
- Full tile replacement and shingle-to-tile or tile-to-shingle conversions
- Flat and low-slope roof replacement (rolled roofing, torch-down)
- Decking, fascia and dry-rot repair before the new roof goes on
- Solar panel removal and reinstall coordinated with the roof
What's in the price
Everything. Tear-off and disposal, new synthetic underlayment, ice-and-water at valleys and penetrations, new flashing and vents, the roofing material you choose, ridge caps, and a full magnet sweep of the yard for nails. Nick shows you samples at the estimate and puts the whole scope on one page.
Roof replacement cost in Fresno
It depends on size, pitch, material and how much decking needs replacing — which is why Nick looks in person instead of quoting over the phone. What you can count on: a written, itemized price, no surprise change orders for things he should have seen, and reviews that describe our quotes as lower than the other bids homeowners collected.

Fresno homeowners on roof replacement
Every word below is a real Google or Yelp review of Nick and Central Valley Home Upgrades. Nothing edited.
These guys did an amazing job on our roof. Great work. Informative staff. Very competitive pricing. Would recommend to friends and family. Definitely would use their services again!
Nick came out and explained things very well. His crews came out and did the roof and dry wall repair. Very professional, on time and they cleaned up all the debris. Gave me a quote which was less than the other companies. They are also available on the weekends, which is a huge plus since I work. When you have questions and you texted Nick, he was very responsive. Overall, I'm very pleased with the service. Definitely recommend them, you won't be disappointed for sure.
Nick was reasonably priced, especially for good quality work. He oversaw several workers in different phases. He was a good communicator and prompt. I would use him again for any project I might have.
Questions we hear every week.
How long does a roof replacement take?
Most Fresno homes are 2–4 days from tear-off to cleanup, weather permitting. Nick gives you the schedule at the estimate.
Can you replace just the underlayment under my tile?
Yes. If your tile is in good shape we lift it, replace the felt and flashing, and re-lay the same tile. It is far cheaper than a full tile replacement.
Do you handle permits?
Yes — Nick handles the permit and inspection scheduling with the City of Fresno or Fresno County as part of the job.
Do you offer financing?
Ask Nick at the estimate. Most homeowners find that our written price is low enough that they don't need it.
